Demonstration dataA demonstration portfolio. Every property and every reading was authored to exercise the product. No hotel supplied any of it and no company is described.
Twelve buildings in ten markets is not a portfolio — it is a list. This reads the same inventory as a system: what it is collectively strong at, where it repeats itself, who it separates well, and who it barely separates at all.
Properties placed by what they actually offer. Near means alike; alone on an edge means irreplaceable.
Select a property in the figure to see what each guest would score there. Dashed rings mark properties placed with a dimension standing in at the portfolio mean.
What this portfolio is collectively strong at, computed from verified readings only.
This is a beach-led portfolio.
Identity is the mean verified reading per dimension across the properties with a complete projection. A property missing a dimension is excluded from that mean rather than counted as zero, which is why a thin portfolio reports a narrower identity rather than a weaker one.
Read confidence beside coverage, never alone. A property with two verified readings can report high confidence in those two readings while telling you almost nothing about the building.
Which properties compete with each other, and which one nothing else replaces.
Two properties are competing for the same guest.
ParaVida can compute that two properties are environmentally similar. It cannot compute that they cannibalise revenue — that is a commercial question only the partner’s own data can answer.
Composite · El Poblado is the hardest property to substitute.
Its closest neighbour is Composite · Príncipe Real, and even that sits 3.18 away on the dimensions they share — the largest separation any property in this portfolio achieves.
Root-mean-square difference across the dimensions both properties carry a counted reading for, so a pair sharing four dimensions is comparable with a pair sharing ten. It is a distance, not a score: it changes no compatibility and enters no ranking. A property can be highly distinct partly because we know less about it, which is why the evidence column sits beside it everywhere in this product.
How sharply this portfolio separates each guest's options — and who it barely separates at all.
The portfolio separates the recovery-focused traveller across 16 points, and the movement-focused traveller across 25.

A guest is formally undifferentiated only when both conditions hold: the spread across the properties that scored for them is small in absolute terms, and it is less than half the spread the same portfolio achieves for its sharpest guest. One condition alone is not a finding — a uniformly narrow portfolio is a different observation from a portfolio that serves everyone except one person. Being the least-differentiated guest is reported separately, and more weakly, because it is a ranking rather than a threshold.
Where the portfolio gives up the most weighted ground, which is rarely where it is weakest.

The biggest opportunity is not the lowest number in the table.
Shortfall is weighted by what guests actually care about. A dimension the portfolio scores badly on, that nobody weights, costs almost nothing. A dimension it is merely adequate at, that everybody weights, costs the most points in the portfolio. The first is visible in a spreadsheet; the second is not.
The same portfolio, as records.
Some properties are not on the figure
Composite · DIFC — Only 2 of 10 dimensions carry a counted reading. Placing it would be placing the portfolio average, not this property.
